Situated in the foothills of the majestic Himalayas, about 15 km from Nainital, one of India’s most popular hill resorts, we have constructed a beautiful two-storey bungalow, Aakansha, which is ideal for a holiday resort/guest house. Located on a hillside, the property provides magnificent views of the wooded valley as well as the serene and beautiful Bhimtal lake. Close to the five-star Country Inn resort hotel, the property is just off the highway to Bhimtal and easily accessible by car. It also benefits from close proximity to shops and other amenities. Nainital can be reached in a 25 minute drive.

  • More than 5,000 square feet plot area
  • Ground floor – approx 1,900 square feet covered area consisting of three spacious beautifully-designed bedrooms with attached bathrooms, big lobby, a luxurious living room, a big kitchen and a study.
  • First floor - over 1,500 square feet covered area consisting of three spacious bedrooms and terrace with views of the valley and Bhimtal lake. It is private and ideal for morning/evening sittings. The first floor has its own separate entrance from the road.
  • Second floor – spacious terrace with beautiful views of surrounding hills and Bhimtal town and lake, ideal for get-togethers and parties.
  • Garden - the property is surrounded by a beautiful garden, laid to lawn, and planted with fruit-bearing and ornamental trees.
  • There is ample parking space within the premises.

Connectivity
  • Train: The nearest railway station at Kathgodam is only 20 km away. There are direct trains daily to and from Delhi, Lucknow, Dehradun, Hawrah and Mathura. There is also a weekly train to and from Jammu.

  • Car: The property is on the highway to Bhimtal and accessible by car. It has excellent connectivity from Kathgodam railway station by taxi and public/private buses.

  • Air: The nearest airport is at Phoolbagh (Pantnagar) – about 50 km away. There are plans to have regular flights from New Delhi to Phoolbagh.

Surrounded by green hills and a temperate climate Aakansha is ideal for rest and recuperation.

The property is in close proximity to various beautiful lakes including Sattal, a cluster of lakes amidst an oak forest; Naukuchiatal, with its famous nine corners and located within a serene valley. Facilities include, boating, rowing and yachting. The charming hill station of Ranikhet, only 50 km away, offers panoramic views of the Himalayas. Also close is Mukteshwar, surrounded by orchards and thick coniferous forest overlooking long ranges of Himalayas. Almost same distance from the property is Kausani, one of the most beautiful sites in Uttarakhand, from where one can have a breathtaking view of the Himalayas including the famed Trishul and Nanda Devi. A little further afield is Binsar, famous for its alpine flora and wild flowers, which offers a majestic view of the Himalayas. These places are also excellent for walks and trekking.

For wildlife enthusiasts Jim Corbett National Park with its elephant safaris and possibilities of spotting tigers, panthers or bears - is only two hour’s drive from the property. For the religiously inclined, places of interest include Ghorakhal temple – walking distance from the property and Kainchi Dham –a mere 15 minutes drive. With those with a sense of history, there are two gems of temple complexs about 80 km from the property: Baijnath, home to 13th century Shiva temple complex as well as Jageshwar, counted among the 12 Jyotirlings in the country. For all these spots, a number of professional excursion and conducted tours are organized from Nainital.
